DOWNTOWN JEBEL ALI

A 200-hectare, lush green, mixed-use community in the heart of the city.

Dubai Property OPL | Parkside Downtown Jebel Ali is a 200-hectare mixed-use urban community along an 11 kilometer stretch of Sheikh Zayed Road. It will accommodate more than 200, 000 people in four distinctive zones.

Each zone will have three individual districts: The Urban Centre, The Trellis and The Medina, creating a blend of business, residential, shopping, dining and entertainment facilities, as well as its own iconic, individually themed Plaza, which will be the transport, retail and entertainment hub of the zone.

Downtown Jebel Ali is located between the Jebel Ali Free Zone and Techno Park, and will have 330 buildings, 208 of which are residential. Around one in every five hectares will be green, open spaces and there will be pedestrian-friendly, car-free areas.

The development will also boast a rich, convenient transport system, enabling people to live in, work in or visit Downtown Jebel Ali without the need for a car. An internal ‘people mover’ will use the latest technology to provide easy, environmentally-friendly travel within each zone; four Dubai Metro stations will allow effortless travel between each zone; and road access will be via four new freeway interchanges.

At the heart of Downtown Jebel Ali is a fundamental need for balance - between work and leisure, family and friends, familiar and new. This is why Downtown Jebel Ali offers such a rich diversity of urban space and experience. From intelligent high rises to meandering walkways lined with townhouses, from urban plazas to neighborhood parks.

Everything in Downtown Jebel Ali has been designed with people in mind. Ingenious design protects people from the extreme heat and allows them to make full use of public spaces. A revolutionary new transport network delivers efficiency and choice, allowing people to walk in safety and comfort. Downtown Jebel Ali is committed to sustainability and making the right choices today for the generations to come tomorrow.

As important as the buildings within Downtown Jebel Ali will be the spaces between them. A network of plazas, arcades, parks and gardens will connect commercial, retail and residential areas, bringing people together as part of a genuine community.

The Medina Districts will resonate with echoes of historic desert cities while offering every modern amenity. In these mainly mid and low rise residential neighborhoods, small courtyards and plazas will be punctuated by cafes and local shops. Cars will be kept largely to the perimeter, allowing meandering cobblestone streets and walkways to create a more intimate, family-friendly environment. Compact neighborhood parks will mark the entry to each Medina and provide yet another place for people to meet and socialize.
